Buyer’s guide for heirs
How to choose the best probate home buyer in Tampa Bay
A dozen companies will send letters after a death. Very few can actually get a complicated estate through probate and closed. Here’s the checklist we’d use — and how we measure up.
The 7-point checklist
- Do they pay for the probate? Many buyers say “we work with probate,” then expect the family to hire and pay the attorney. Ask directly who pays. We do — typically about $3,000.
- How fast can probate actually be completed? Ask for a real timeline. For qualifying estates, we can often complete probate in 24–48 hours once heirs sign, and close about a week later.
- Have they handled estates like yours? Many heirs, no will, heirs overseas, missing relatives. We’ve closed a 42-heir probate and estates with heirs in Romania and Russia.
- Is the money handled by a licensed title company? Never send money to a buyer, and never accept a deal where the buyer holds the funds. Every closing we do runs through a licensed Florida title company.
- Who represents the estate? The probate attorney should be independent and represent the estate. Ours is — and you can use your own.
- Are they local and verifiable? Real office, real reviews, real people. 2529 Central Ave in St. Pete since 2018, 5.0★ on Google, featured three times on Tampa Bay 28.
- Will they tell you when they’re not the best option? We will. If listing nets you more and you have the time, we’ll say so.
Red flags
- They ask you to pay a fee, deposit or “processing cost” up front
- They want you to sign over a deed before probate or before a title company is involved
- They pressure you with a deadline in the first conversation
- They can’t name the title company or attorney they use
- They won’t put the offer in writing

FAQ
What is a probate home buyer?
A company that buys houses from estates and heirs, usually for cash and as-is, often before probate is finished. The best ones also handle or pay for the probate itself.
How do I know a probate buyer is legitimate?
Look for a real local address, real reviews, a licensed title company handling the money, an independent attorney representing the estate, and no request for you to pay anything up front.
Will a probate buyer pay less than market value?
Usually, yes — a cash, as-is buyer pays less than full retail in exchange for paying the probate, closing costs and repairs and taking on the risk. Compare your net after all costs, not just the headline price.
131 Cash Home Buyers is a real estate investment company (the buyer), not a law firm. Probate filings are prepared and handled by an independent licensed Florida probate attorney who represents the estate. Timelines depend on the estate and the court, and not every estate qualifies for the fastest track. Nothing here is legal advice.
