For families we’ve reached out to

We’re so sorry for your loss. We’re here to make the rest simple.

If you’re reading this, we likely contacted you about a loved one who passed away and left a home in Florida — and you may be the rightful heir. It’s a lot to take in, especially if this is the first you’re hearing of it. This page explains who we are, why we reached out, and exactly what happens next.

Take your time. There’s no pressure, no obligation, and nothing for you to pay — ever.

“Most of the families we help never expected a call like ours. We try to be the kindest call they get that week.”

The questions every heir asks

“Why would a company contact me — and why didn’t anyone else?”

They’re the right questions. Here are honest answers.

1

Why did you contact me?

When someone passes away and no family member opens the estate, their home doesn’t go anywhere — it just sits. Taxes go unpaid, the city adds liens, sometimes squatters move in, and eventually the county can sell it at a tax deed auction. When that happens, the family can lose most of what it was worth.

We specialize in exactly these homes. We research public records to find the people Florida law says are next in line — and that led us to you.

2

Why didn’t anyone else tell me?

Because in Florida, no one is assigned to look for you. The county doesn’t search for heirs. The probate court only acts after someone files paperwork. Funeral homes and hospitals try for a short time, then stop. And most real estate buyers avoid these homes because finding heirs and running probate is slow, expensive work.

So the estate can sit untouched for years. That’s the gap we fill.

3

How did you find me?

Through public records — property and court records, published death notices, and when needed, professional genealogists or licensed investigators who trace the family tree. We’ve found heirs across the country and on the other side of the world. We never bought your information from anyone.

4

What do you get out of this?

We’re a local home-buying company. If you decide to sell, we buy the house directly — as-is — and we cover the probate cost to make that possible. That’s it. You’re never obligated, and if selling to us isn’t right for you, we’ll say so and point you somewhere better.

What happens next

The whole process, start to finish

Most heirs are surprised by how little they actually have to do. Here’s every step.

1
Whenever you’re ready

A conversation — that’s all

Text or call Alex. We’ll share what we know about your loved one and the home, walk through the family tree with you, and answer every question. If you’d rather email, that’s fine too.

2
Within a day or two

A written offer, explained in plain English

We send a clear written cash offer for the home as-is. You can share it with family, your own attorney, or anyone you trust. No deadline, no pressure.

3
24–48 hours

We pay for and handle the probate

An independent Florida probate attorney prepares the filings that legally confirm you as the heir. We pay the cost — typically about $3,000. You simply review and sign, from wherever you live. In many cases the probate is complete within 24 to 48 hours.

4
About a week later

Closing at a licensed title company

A Florida title company handles the paperwork, pays off any taxes or liens from the sale, and prepares your closing documents. Sign with a notary near you — no trip to Florida needed.

5
Closing day

Your share is wired to you

The title company wires your proceeds directly to your bank. We take care of the house from there — the clean-out, the repairs, the neighbors. You never have to think about it again.

The part that worries people most

Probate sounds scary. Here’s what the court actually does.

For the estates we work on, the court’s role is small. It confirms who the rightful heirs are — and then it steps aside.

What the court does

  • ✓Reviews the paperwork prepared by the probate attorney
  • ✓Confirms who the legal heirs are under Florida law
  • ✓Signs an order so title can pass to the heirs

What the court does not do

  • ✕It doesn’t decide your sale price — you and your family do
  • ✕It doesn’t pick your closing date — you do
  • ✕It doesn’t require you to appear in a courtroom or travel to Florida
  • ✕It doesn’t require months of hearings for estates like these

Every estate is a little different. Larger estates, disputes, or a will that must be proven can require more court involvement; the probate attorney will tell you upfront if yours does.

Families we’ve helped

No family is too big, too far away, or too complicated

42

heirs in one estate

A Tampa Bay home was left to 42 relatives spread across the country. A title company and its underwriter turned the file down as too complex. We kept going — gathered signatures, kept every heir updated by email, and closed. Every one of the 42 received their check.

An heir in Romania

A father in Romania had lost touch with his son for decades. We found him through a private investigator, delivered the hardest news, translated and certified every document into Romanian, and closed by remote notary with an international wire.

Two family members passed away within months of each other, leaving two homes and a complicated estate. The last living heir, their father, lived in Russia. We handled the transaction, two estates’ worth of paperwork, and a remote closing.

“Alex did the impossible for me… If not for him, I would have never known about this situation, and would still be wondering. Alex visited my son’s grave for me, took pictures, and gave me the coordinates. I am grateful that there are kind humans in the world like Alex.”

“He sat with us in the living room for two hours, as I reminisced about my Mom. Most importantly, he listened… He was the only investor who actually cared, during a very tough time for our family. We recommend him to anyone who has lost a loved one, and has a home to sell.”

About us

A local family business, not a faceless company

131 Cash Home Buyers was started in St. Petersburg, Florida in September 2018 by Alex Jandick. Since then we’ve bought more than 140 homes across Tampa Bay — and the ones we’re known for are the hardest: homes left behind after a death, homes with no will, and estates nobody else would touch.

Our office is on Central Avenue in St. Pete. When you call, you talk to Alex — not a call center. His work finding families and restoring abandoned homes has been featured three times on Tampa Bay 28, and our Google reviews are 5.0 stars.

Questions from heirs

Everything you might be wondering

How did you find me?
Through public records — county property records, court and probate filings, published death notices, and sometimes a professional genealogist or licensed investigator. When a home is left with no one handling the estate, we research the family tree to find the people Florida law says are next in line. We never bought or traded your information.
Is this a scam? How can I check you out?
It’s a fair question and we’d ask it too. You can look up our Google reviews (5.0 stars), watch the three Tampa Bay 28 news reports about our work, and call our office line at (727) 353-6206. You will never be asked to pay us anything or send money anywhere. All money at closing moves through a licensed Florida title company, never through us — and you’re welcome to have your own attorney review everything.
Do I have to pay for the probate?
No. In the cases we take on, we pay for the probate — typically about $3,000 in attorney and filing costs — and it isn’t deducted from what you receive. If for any reason the sale doesn’t happen, you don’t owe us for it.
Am I responsible for my relative’s debts?
Generally, heirs in Florida are not personally responsible for a deceased relative’s debts; valid debts are paid from the estate. A mortgage, tax bill or lien on the house is paid off from the sale at closing. Every situation is different, so the probate attorney will explain how it applies to yours.
Do I need to come to Florida?
No. We have closed with heirs across the United States and overseas — including Romania and Russia. Documents can be signed with a mobile notary near you or by remote online notarization, translated if needed, and your share is wired to you.
How long does all of this take?
In many cases the probate can be completed in 24 to 48 hours once the paperwork is signed, and closing follows within about a week. Larger or contested estates take longer — we will tell you honestly what to expect for yours.
What if there are other relatives, or we don’t all agree?
That’s very common. We speak with every heir individually and give everyone the same written offer and the same information. We’ve completed a probate with 42 heirs, so we know how to keep a large family informed and moving at a pace that feels comfortable.
What if I want to keep the house, or I’m just not ready?
Then tell us. There is no obligation and no deadline from our side. If keeping the house is right for you, we’ll gladly point you in the right direction. Grief doesn’t run on a schedule, and we won’t pressure you.
Can I get personal belongings or keepsakes from the house?
Of course. Before anything else happens, we can arrange for you or someone you trust to go through the home, or we can carefully set aside photos, letters and keepsakes and ship them to you.
