We buy houses on the Pinellas beaches for cash
We buy houses on the Pinellas beaches for cash — St. Pete Beach, Treasure Island, Madeira Beach, Redington Beach, North Redington Beach, Redington Shores, Indian Shores, Indian Rocks Beach, Belleair Beach, Clearwater Beach and Tierra Verde. Flooded, gutted, half-repaired, or a bare lot where a house used to be.
Since the 2024 storms, the most common situation we hear about from the beaches is the same one: a ground-level house that took surge, a substantial-damage letter from the city, and an owner who does not want to spend the next two years elevating or rebuilding. We buy that house, or that lot, as it sits, and handle the permits and the demolition or rebuild ourselves after closing.
One thing to be clear about up front: we buy single-family houses, duplexes, triplexes and fourplexes, small multifamily and commercial property, and vacant lots. We do not buy condos or co-ops, which is most of the units on the beaches. If it is a condo, we are not your buyer and will say so on the first call.
What we know about houses on the Pinellas beaches
The barrier islands from Clearwater Beach to Pass-a-Grille were built out mostly between the 1950s and 1970s: one-story concrete-block houses on slab, many on finger canals dug out of the bay side, a few feet above sea level and inside FEMA's Special Flood Hazard Area. That is exactly the construction Hurricane Helene's surge went through on September 26, 2024. The National Hurricane Center's report puts peak inundation at 5 to 7 feet above ground from the Anclote River to Longboat Key, and the Clearwater Beach gauge broke a record that goes back to 1973. Milton followed on October 9 with hurricane-force wind and more than 20 inches of rain in parts of the county.
What turned a wet house into a sale was the paperwork that came next. Every beach city, and the county for Tierra Verde, inspected and mailed substantial-damage letters under the FEMA 50 percent rule: if the cost to repair the structure is at or above half of its pre-storm value, not counting the land, the house cannot simply be fixed. It has to be brought up to current floodplain code, which on the islands means elevating it or tearing it down and building new. Some jurisdictions are stricter than FEMA — unincorporated Pinellas County applies the rule at 49 percent rather than 50 — and each beach city sets its own elevation requirement for rebuilds, typically base flood elevation plus a margin of one to three feet. An NFIP flood policy carries up to $30,000 of Increased Cost of Compliance coverage toward elevating or demolishing, which does not go far on a beach house. Our FEMA 50 percent rule guide covers the details.
So the typical beach seller we hear from is not someone who wants to leave the beach. It is an owner who got the letter, priced an elevation or a rebuild and the flood and wind insurance that come with it, and decided the land is worth more as cash than the project is worth as a project. Retirees who planned to age in a one-story house that can no longer be one story. Heirs of a 1960s canal home. Landlords with a gutted duplex and no rent. We buy the house with the substantial-damage determination on it, or the lot after demolition, and the title company settles any mortgage, disaster loan or city lien from the price. We do the elevation or the new build; you do not pull a single permit.
Areas we buy in: Pass-a-Grille, Vina del Mar, Belle Vista and the Don CeSar area (St. Pete Beach); Sunset Beach, Isle of Palms, Isle of Capri and Paradise Island (Treasure Island); Madeira Beach; Redington Beach, North Redington Beach and Redington Shores; Indian Shores; Indian Rocks Beach; Belleair Beach and Belleair Shore; Clearwater Beach, Island Estates and Sand Key; Tierra Verde.
Typical houses we buy here: 1950s–70s one-story concrete-block houses on slab, canal-front homes on the bay side, gutted storm-damaged houses with substantial-damage letters, duplexes off Gulf Boulevard, and vacant lots cleared after demolition.
